What is PITI?+
PITI stands for Principal, Interest, Taxes, and Insurance — the four components that typically make up a full monthly mortgage payment, plus PMI if applicable.
How much do extra payments actually save?+
Extra monthly payments go directly toward principal, which reduces the interest charged on future payments. The calculator shows exactly how much interest and how many months you'd save.
Can I download the full amortization schedule?+
Yes. After calculating, click Download to get a CSV with every month's payment, principal, interest, extra payment, and remaining balance.
What is PMI and when can I stop paying it?+
PMI is private mortgage insurance, usually required when your down payment is under 20% of the home price. It protects the lender, not you. In the US, it can typically be cancelled once you reach around 20% equity, and lenders generally must drop it automatically at 22%. Enter your monthly PMI to see what it adds, then set it to 0 to see the payment without it.
Why is most of my early payment going to interest?+
Interest is charged on the remaining balance, which is at its highest at the start, so early payments are mostly interest and very little principal. That flips gradually over the term. The amortization schedule shows the exact month the split crosses over, which is also why extra payments made early save far more than the same payments made later.
